Oversees the origination process end-to-end, handling consultations, application assembly, document collection, and seamless coordination with processing and underwriting teams to achieve rapid approvals and closings.

Initial Consultation and Needs Assessment

You submit basic details about yourself, the property (or business), and the loan request—such as property address, purchase price, estimated value, and intended use—via our simple online application or by emailing our team.

Understanding Your Needs

Our experienced advisors discuss your objectives in depth, whether it's a purchase, refinance, cash-out, fix-and-flip, or renovation funding. We explore your timeline, budget, and any challenges you've faced with other lenders.

Preliminary Review and Pre-Qualification

We conduct an initial assessment of key factors like your experience as an investor/borrower, credit overview, and property potential (including a broker's price opinion or quick valuation check). This often results in a pre-approval or term sheet outline.

Underwriting and Processing

Ordering Third-Party Reports

We commission professional appraisals, environmental assessments (if needed), and other verifications to accurately confirm the property's value and condition.

Credit and Background Review

We pull and analyze your credit report, review your financials (e.g., liquidity, assets), and assess your track record in similar deals—focusing on experience rather than perfect credit.

Formal Underwriting and Approval

Our team performs a comprehensive risk analysis, including loan-to-value (LTV) calculations, debt service coverage (if applicable), and your exit strategy (e.g., refinance, sale, or stabilization). We issue a formal commitment letter upon approval.

Closing and Funding

Title Search and Insurance

We coordinate a thorough title review to ensure clear ownership and secure title insurance for protection.

Legal Document Preparation and Review

Attorneys draft and review loan documents, including the note, mortgage/deed of trust, and any guarantees, ensuring everything aligns with the approved terms.

Final Closing and Disbursement

We schedule a convenient closing (often remote), finalize signatures, and wire funds directly—typically within days of clearing conditions, so you can move forward with your project immediately.
